On 7 July 2024, DKI received an emergency call from one of its clients in Maryland: a broken sprinkler head had caused extensive water damage to 12 student housing units and surrounding areas. DKI immediately dispatched the job (DKI jobs # 24-1524-WTR and # 24-1524-RCS) to TRG, a local DKI PRO™. A mitigation team arrived on site by 6:20 a.m.—less than three hours after the client’s initial call.

The mitigation team quickly assessed the situation and prepared an initial scope of work, including loss parameters and a detailed description of affected areas (with photos). An action plan reflected the client’s specific needs, as discussed during a thorough joint walkthrough of the site.

The loss was extensive: substantial damage to 12 student units, plus adjacent hallways and common areas on four different levels. All areas needed water extraction, drying equipment and cove base removal. Client required demolition be kept to an absolute minimum to save on reconstruction costs.

The initial response team—consisting of one project manager and 15 technicians—installed 140 air movers and 25 LGR dehumidifiers. At client request, 15 air scrubbers were installed as well. Drying continued for five days, with charges reflecting the weekly T&M rate specified on the NTE scope sheet approved by the client.

Reconstruction commenced immediately upon completion of mitigation and drying. DKI provided progress updates to the client three times a week throughout reconstruction until completion on 2 August. That day, TRG’s team conducted a final walkthrough of the affected property with the client to identify any needed punch list items, which were systematically addressed.

Upon obtaining the signed Certificate of Satisfaction on 14 August, DKI invoiced the client for both the mitigation and reconstruction phases of the job. The client was extremely pleased, repeatedly praising DKI and our DKI PRO™ for our professionalism, attention to detail, and—perhaps most importantly—how quickly and thoroughly we completed the job and got their students’ lives back to normal so they could focus on their studies.
