On 12 February 2024, one of DKI’s clients in Washington State alerted DKI to an emergency water loss caused by a ruptured air handler system on the fifth floor of one of their office complexes. Extensive flooding affected walls, ceilings and flooring from the fifth floor down to the second floor. DKI immediately dispatched local DKI PRO™ CRC, who responded and was on site within 45 mins with full mitigation teams and project managers to assess the damage and begin emergency stabilization and extraction procedures.
Simultaneously as mitigation measures were being put in place during the initial hours of our emergency response, DKI quickly prepared a scope of work (including photos) with projected costs for the client’s review. Upon client approval, the restoration project (DKI job # 23-1273-WTR) was launched in full.
On day two (13 February), DKI alerted the client that additional affected areas had been discovered; an updated scope sheet and costs were approved by the client and a Purchase Order was issued. Selective structural demolition and drying was implemented and continued throughout the mitigation process. A dry-in-place protocol was employed wherever possible to minimize structural repair costs.
Daily updates with photos from CRC were inspected by the DKI Consultant in charge of the job and provided to the client. A comprehensive array of equipment was mobilized to mitigate the loss and repair damage as quickly as possible: multiple extraction units, 40+ axial air movers, 12 XL dehumidifiers, and 10 air scrubbers were used during the demolition phase. All required ACM testing was performed per the scope of work; no asbestos abatement was required.
Project was fully completed on 12 March, several days earlier than originally projected. Upon providing the client with full documentation—including a final comprehensive report containing moisture logs and a PDF photo array—and receiving certification of complete satisfaction from the client, DKI invoiced $107,990 for the finished job.
